Selling a house

So we listed our house on Monday as coming soon and got three offers right away over asking. Today it went live and we have 52 showings scheduled from today-Sunday. The market is stupid right now. If your thinking about selling. I would. 


Conversely we start looking at houses in Dallas tomorrow and the market seems just as crazy here

We sold in NC and mad a great profit in just over the 2 years we were in our house. But like you said, the market was a sellers market and we needed a place to live. So the great profit just went to probably having to overpay for the next house lol.

I built a house nine years ago, and the value has almost doubled since. I'm not really in the mood to sell, but it's so tempting. Maybe the market will still be strong in 4 years when my daughter graduates high school and we can look to downsize a bit.

the house across the street from us sold last week and the buyer didnt even come look at it.  Made a cash offer based on the pictures for 20k over asking.

The market is stupid in Cincinnati and we're hoping to list soon. Our refi appraisal came back at $100k over what we paid. A house we looked at just down the street before buying ours just sold for a stupid price, and our property is better.

I'm probably barking up the wrong tree, but buy bitcoin and hold it. If you decide not to I won't begrudge you as that keeps it cheaper for me in the short term, just remember I gave you this advice.

Some supply shocks for buying right now. You'll always be able to sell, though I wouldn't recommend it.

Update: We ended up with 13 offers. The offer we took was 35k over asking with a 25k appraisal gap. The market in Columbus is insane and would not be fun.


In Dallas. We found two homes. First was listed at 489k but probably would have taken a 530k or more offer and the backyard which had a pool and really nice patio was not permitted, we decided not even to offer on it. 

Second home was 475k and we offered 490k asking to keep a few items in the home and they took our offer. 


We will be moving to McKinney, Texas in a development called Craig’s Ranch. It’s in a neighborhood on a golf course called TPS Craig Ranch where the Byron Nelson will be played this year.

Someone else in Pittsburgh may be able to dispel this, but in my neighborhood i've noticed a very disjointed market. Like one house had 11 contingent offers, went under contract for a month, then someone came in with a cash offer over listing and bought it, but a very similar house, with a similar lot, only slightly smaller has been listed for 6 months with 1 offer that apparently fell through. 


Either way, i'd like to sell this house and get out into the country a little bit, but i don't have time to get all that done and take advantage of this market if it were that crazy up here.

As someone who just recently bought a house north of Columbus, I agree. Market is insane. Wife and I started looking in August of last year. We knew prices in the DC/ MD/VA area were high, but figured the market would not be as fast in Columbus. Nope. Anything we looked at that we liked online was gone in a matter of days. Houses would be on the market for a total of 3 weeks. We heard and read about all the offers houses were getting.  

Thankfully we had a good realtor in the area that steered us away from houses that were likely to get a ton of offers. We initially were looking in the Powell, Worthington, Westerville area, but houses were getting too many offers and into bidding wars, so we expanded our search area further north and east. 

We still built in a buffer in our budget to go above asking price and fully anticipated getting in a bidding war.  We lucked out in finding our current place 15 min north of 270 near Alum Creek Lake. It is a little off the beaten path, tucked away, so really did not have many offers. We came in at asking price, and was accepted.  Still, it was a little higher than we anticipated, but we are glad we were able to find a place.

Yeah the couple who bought our house wrote us a letter saying they had been beaten out on 9 other  offers before this one. Their offer was really strong with a big appraisal gap built in. 


In our house hunt I honestly expected the worse. We lucked out and had an awesome mother/daughter realtor team. They wrote up a great offer for us to submit basically saying we were offering 5k over the highest house in the  neighborhood had sold for. Then she wrote in about 5k of extras (refrigerator, custom cushions and such that would stay with the house.) we made the offer the first day it was on the market and the seller said okay as long as we used the title company she worked for. 


Fingers crossed everything continues to go easy.
