Huddle House thoughts??

    Wanted to get my peeps honest opinion on this house my wife and I are looking at. We have sold our old house as it was getting to be a little small and this house would be just the right size. Let me hear it, what's your opinions???

    Lol, that looks like MY house! Our's doesn't have the enclosed porch on the front, but it's very similar. We even live on Main St. (different town!) It looks like it needs some updating, but isn't as bad as ours was. We put a ton of work into ours, and I love our house. Looks like a great house. I say buy it now. ;)

    The inside is very nice! I would do some work to the outside...but it's not absolutely necessary. I say do it!

    Dynasty, they've lowered it to $109k they are super eager to get it sold, the guy is trying to buy two more houses to flip and doesn't have the cash flow right now to keep his staff busy.

    Yea, I kind of assumed it was a flip. Do you know how much it was bought for previously? Looks like all he really did was replace ceiling fans, light fixtures, carpet and kitchen cabinets. He probably didn't spend more than $10,000, so keep that in mind.

    I tried searching it on the auditors website, but it's not too user friendly.

    I don't know the area, but it seems like a prety spacious and nice place for $109k, but I'm sure it small town Ohio, most homes are pretty inexpensive.

    ^^ They redid all the hardwood flooring, all new electrical, new water heater, new central air unit, new countertops, paint etc. So they did do some decent work and the house is as soid as a rock, I've been through it now 3 times. He actually bought it for $35!!! at an auction!!!! SHOCKING! :)

    Looks decent. There are a couple of decor type items that are awful:

    1. The room with the paneling and the checkerboard ceiling. Hideous.
    2. The diamond wall. Straight out of WT hell.

    Those are the things that would have required more time and money that the flipper probably decided to pass on.

    I guess it makes sense for the floors, although that can be pretty inexpensive.

    What do you mean by all new electrical? Is it knob and tube? Or did they just replace the panel?

    New hot water tank is only a couple hundred bucks.


    I'm kind of in the business of flipping, although I do it for an apartment community and don't own, I just manage the flips.

    Not surprising at all that it was bought for $35k. But I can guarantee you that the flipper didn't put in more than $20k. Cabinets and countertops were $5,000 max. Flooring maybe $5,000. Paint is all labor. Not sure what they did with the electric, but I doubt they spend more than $2,000. The ceiling fans, appliances, medicine cabinets etc. are probably not more than $3,000 combined.



    Now I'm not saying it's not worth $109k, but keep in mind that the flipper probably only has $50k-$60k invested into it. He's going to make a profit whether you pay full asking price, or if he accepts $90k.

    ...dude there realy is a waffle joint called the "HUDDLE HOUSE" just off of I-76 near Medina, OH...LOL

    Thats funny you bring that up, my mom, inlaws and wife love that front enclosed proch with the checkerboard ceiling!!! :) The diamond painting on that wall would deff. be changed though!

    Dynasty, I really appreciate the insight man thats good stuff!!!! I think it may have been nob and tube but it's been entirely changed over, even the "barn"/garage has all new wiring. I figured he didn't put much more than 20-30 in it, it's just a matter of what he's willing to accept. It's been on the market for over a year. Only because some previous buyers couldn't get their financing in order and it's also on St. Rte 118 that kind of turns off a lot of people. I would also put up a privacy fence around the backyard.

    If he replaced nob and tube, then he spent some money and did some serious work. And if it's been on the market for a year, you offer a really low price that you might consider borderline insulting just to see.

    Screw the house I was interested in the barn type garage, does it have a up stairs that can be fixed up that would be a great selling point for me .....note: you're not buying ceiling fans so thell the realitor the cieling fans are worthless as a selling point.

    How close is the frontage to the street? Remember if the Main street widens you lose.....
    My rule is 60 feet back from the street or more.

    I was thinking about offering upper 70's to low 80's to start.
    Belly, the barn/garage is great!!! It's got a brand new floor upstairs, you could seriously put a "small" basketball court up there it's very nice.
    Lj, the square footage is like 2200
    they don't show all the rooms in that video. It really doesn't do it justice nor does it show the layout very well which is very well done, for such an old house.

    If it's 2200 sq ft the price is already $49 per sq/ft.

    I probably wouldn't go below $40 per sq/ft on the offer.

    Belly, to answer your question about frontage, it is closer to the street then I would want but there is a very big back yard so there is a nice spot for the kids and dog. I'm not worried about that street ever being widened, it's st. rte 118 that road is 2 lane forever!!!! Plus there is a stop sign 30 feet down from the house so traffic won't be moving at a fast pace. It's got all new windows also so traffic noise is basically nonexistent, even in the front enclosed porch.
